TENANTS, WHY RENT THROUGH US?
We will work with you to find out your personal requirements and specific needs to find you the right home. We aim to answer all your of enquiries in the expectation that we can meet all your personal requirements.
We will keep in touch with you to see if we can find the best home that matches your needs. Please fill out the ‘contact us’ page and we will get back to you. We will keep your records on file and get in touch when we have the properties that you might be interested. Your details will not be shared, sold, or used for marketing purposes.
It is wise to start looking about a month before you wish to move, as the nicer properties are viewed and reserved quickly. Tenancies are granted for a minimum of 6 months.
Viewings will be arranged at times to suit you, including evenings and weekends, and we are happy to answer any questions you may have.
Reserving the property
When you have found a property that suits you, you will need to pay a ‘holding deposit’. Assuming that the tenancy goes ahead, this will be deducted from the monies due before you move in. If the landlord declines to grant the tenancy, it will be refunded. However the deposit will not be returned if you decide not to proceed for any reason, fail to take up the tenancy by the date given on the holding deposit receipt, or if you fail to provide complete and accurate information in your application.
As a minimum, we will require satisfactory references from your employer, and a previous or current landlord. We may also require a personal reference, and sometimes a guarantor. In addition, a credit check will be undertaken and we will require copies of identification such as passport for our files. We may use the services of an independent referencing company to obtain and evaluate these references. We are registered with the Information Commissioner under the Data Protection Act 1998.
Rents are normally quoted calendar monthly, and payable monthly in advance. The tenant is usually also responsible for council tax, water rates, gas, electricity and telephone costs. All rents are payable by bank standing order to our company bank account, if we are managing the property, or to your landlord.
Tenancy Deposit Scheme
At the start of every tenancy we collect a deposit, normally equal to a minimum of one month’s rent. This is used in the event of breakage or damage caused.
In accordance with the Housing Act 2004, landlords are no longer permitted to retain a tenant’s deposit and must select either an insured-based or custodial-based scheme in which to hold a tenant’s deposit. A statutory certificate is then supplied to the tenant, advising on which approved scheme protects the deposit. This must be done within 14 days of the tenancy start date. When you have found a property that suits you and you have had an offer accepted, we charge £95 per applicant to cover administration and referencing costs. We charge for the check-in per tenancy (not per tenant) depending on the size of the property (from £50 for a studio flat to £100 for a 5-bed)
Branch Properties make a point of not charging further fees should you remain in the premises after the initial fixed term or to renew a contract if requested.
